Standard epoxy is a very good interior floor and a poor exterior one, and the reason is in the resin, not the workmanship. Ultraviolet light breaks down the bonds that make it hard, so a floor in full sun loses its color and its gloss from the top surface down. Salt in the air adds a second problem, because anything that settles and is never rinsed off works into the coating at the edges and around any crack. A pool surround, a terrace or a flight of exterior steps falls into that group, and on those we do not lay epoxy. What goes down instead is an exterior-rated polyaspartic build over the same preparation. Inside the house the calculation runs the other way. A garage, a laundry or a workshop is out of the weather, and there epoxy does what it is good at, which is one closed surface that liquid cannot get through, laid over concrete ground clean first. Where a wall of glass puts a strip of floor in sun all afternoon, we keep the same base and change only the topcoat for a UV-stable one. Where the slab is sound and the finish wanted is plain, we will say a coating is not needed at all. The concrete can be ground and sealed to a sheen instead of coated, which leaves a hard floor with nothing on top to maintain. A garage is the one room in a house that is half outside. The door opens onto weather several times a day, and the slab inside the threshold takes sun for part of the afternoon while the back of the floor never sees any. That strip is where a coating is tested hardest, and it is the first place a sheltered specification starts to look tired. We treat it as its own zone, with one base coat throughout and the topcoat at the door picked for what lands on it. Away from the coast that balance shifts and the topcoat is chosen for heat rather than for damp. The flake gives grip when a wet car has dripped on it and hides the grit that comes off tires. The seal coat is the layer doing the work against sunlight and against the hot tire that parks on it. Commercial floors divide the same way, and the line often runs through the middle of a building rather than around it. We survey those as separate areas and specify each for what it takes, because one system chosen for the whole footprint is either heavier than it needs to be indoors or failing outdoors within two years. An interior resin floor and an exterior one share every stage but the last, and the topcoat is what separates them. Outside, grip matters more than gloss the moment the surface is wet, so that coat carries an aggregate through it.

The order of work does not change with the exposure. We survey the slab, take the surface back to clean concrete, rebuild the cracks and broken edges, then build the floor up in three passes: a base, the flake or the color, and a seal coat over the top. Then we tell you when it takes foot traffic and when it takes a vehicle. What moves the number most is which system the exposure forces, because an exterior-rated build is not costed like an interior epoxy. After that come the area, how much grinding and patching the concrete needs, and whether the space has to stay open while we are in it.
