Epoxy Flooring Los Angeles

Garage floors are most of what we lay, in houses across Los Angeles County and the cities around it, with the occasional workshop or commercial room that cannot be closed for long. Our epoxy flooring work in Burbank recently included a midnight flake floor over a two-car garage, finished in seven hours. Sunland is our own base, and the garages there are frequently oversized or detached, which changes what the preparation involves.

The method is much the same from job to job. What changes is the finish. Solid color suits a workshop or a warehouse bay, flake hides dust and tire marks in a garage, and a gloss seal goes over either of them. If the artistic look is what you are after, metallic epoxy floors get their marbled depth from pigments suspended in the resin itself. Flake has a choice inside it as well: the chip size on a Moorpark garage floor sets whether it reads coarse and broken or settles nearer to a speckle.

Most epoxy jobs follow the same sequence whatever the room is for. We come and read the slab first, because what the concrete is doing decides the material and the timetable more than the square footage does. After that the floor is ground back, repaired, coated and sealed, usually over two days, and you get it back for footfall well before you get it back for weight. A garage is the exception to those two days, and an Altadena garage bay is usually being parked on again by that evening.

What Happens Before Any Resin Goes Down

Grinding is the part that decides whether an epoxy floor lasts. We take the slab back to open concrete so the coating keys into it rather than sitting on top, lift whatever the last covering left behind, and cut out and fill the cracks and joints the grinder finds. Old tile adhesive is usually what sets the length of that stage, and it is the one thing that turns a two-day job into a three-day one. A slab that is pitted or badly out of level is leveled and repaired before any resin goes near it, because epoxy is thin and takes the shape of whatever sits underneath. The tract slabs across the Valley were troweled glass-smooth when they went in, so the grinder on a San Fernando Valley garage floor is there to open the surface as much as to clean it.

The Coats, and What Each One Does

A finished floor is a base coat and a seal coat, and they are doing different jobs. The pigmented base goes down while the concrete is still open and carries the color, with flake broadcast into it wet so the chips key into the resin instead of resting on it. The clear seal over the top is what actually takes the wear, the cleaning and the sunlight. Hot tires, dropped tools and oil ask more of a floor than a living room does, which is why an epoxy garage floor is specified differently. On one Flintridge garage floor the base itself was polyaspartic rather than epoxy, with Outback flake in it under a gloss seal, and the whole bay took eight hours.

How Long the Floor Is Out of Use

Two days is the normal answer for a house or a single commercial room, and a third day appears when the slab needs more repair than the walk-round suggested. You can walk on the floor the morning after the seal goes down. Vehicles and heavy furniture want a good while longer than that, and rushing that end is how a new floor picks up its first marks. Where a room cannot be closed for two days, we build it in polyaspartic instead and the wait shortens considerably.

What Moves the Price

Three things move the number more than anything else: how much grinding the slab needs, which material goes down, and how hard the room is used once we leave. Most floors in Los Angeles County land between $5 and $7 per square foot once the slab has been read. Send the square footage and a photograph of the floor as it stands and we will put a real figure against it. Epoxy is not the right answer everywhere. Under direct sun it ambers over time, so on a patio or a pool deck we use a flake and polyaspartic system made for UV exposure. Where you would rather not coat the slab at all, grinding and polishing the concrete is the alternative.

Most of the residential work we do is garages, and most of those garages are doing more than parking a car. A garage floor takes hot tires, dropped tools, oil and a hose, so it gets a heavier epoxy base coat and a harder seal than an interior room would. Laundries, workshops and home gyms take the same build at a lighter specification. A Monrovia garage floor that is half parking and half bench gets specified for the bench as much as for the car, since dropped tools and solvents reach the floor there sooner or later.

Concrete on its own is porous. It takes up oil and water, dusts under traffic, and stains where something has been left standing on it. An epoxy floor closes the surface so that spills stay on top and come off, which is most of the reason people have one put down in the first place.

Cleaning an epoxy floor is a broom and a mop with mild soap. There are no grout lines and no seams for dirt to sit in, and nothing that has to be stripped and resealed every year. A garage floor that gets hosed out will take that without lifting, provided the edges were detailed properly when it went down.

Not all of our work is residential. We laid a 1,400 square foot polyaspartic flake chip floor for a mental health rehabilitation center in Sherman Oaks over two days and four hours, and a 1,000 square foot warehouse floor in Huntington Beach in nine hours, ground back to bare concrete and finished in two coats of medium gray polyaspartic. A warehouse floor is its own specification, built around forklift traffic and the safety markings that go with it.

Industrial rooms ask harder questions of a floor. Solvents, hydraulic oil and battery acid all attack bare concrete, and pallet corners and dropped stock chip it. A polyaspartic build stands up to that better than epoxy does, and it is what we reach for where the floor is going to be worked rather than looked at.

Markings go into an epoxy or polyaspartic floor rather than onto it. Walkways, bay edges and hazard zones are laid as part of the coating, so a forklift running over them does not wear them away the way tape and painted lines wear away. Anti-slip aggregate can go into the seal coat anywhere a floor gets wet or oily.
