An old slab is rarely flat and rarely sound the whole way across. Settlement leaves shallow dips that only show once a gloss finish reflects light across them, and the top surface is usually carrying whatever has been spilled on it over the years. We grind that layer off mechanically rather than washing it, because resin has to bond to clean concrete and not to the residue sitting on top. Before any resin goes down, the low spots have to be filled and the cracks cut out, and where a crack is still opening we say so rather than covering it, because a coating will not bridge a crack that is still moving.

Once the concrete is sound, the look of the floor becomes an open choice instead of a compromise. A repaired slab takes a flake broadcast as well as a new one does, and flake helps here, because the chip layer breaks up reflections and any remaining unevenness reads far less than it would under plain gloss. Of every slab we are asked to look at on a house, the garage is almost always in the worst condition. It was poured to a lower standard than the living space, it has taken a car and its heat and its drips for years, and often carries a thin coating that is now lifting in patches. All of that comes off before anything else happens. That is why a garage usually starts from the worse slab and needs more preparation than the rooms around it. Patching a garage floor is not cosmetic filling. Older commercial slabs bring a different constraint, which is that the floor usually cannot be shut for long. A unit that has been working for years has joints that move, saw cuts that have spalled along their edges, and wear that runs much deeper in the traffic lanes than anywhere else. We survey those separately and repair to the condition we actually find, rather than treating the floor as one uniform area. Where the floor has to be back in use quickly, polyaspartic goes down over the same repair and cures far faster than epoxy. The sequence is the same whatever the building. We look at the slab and test it where we are unsure, grind the surface back, cut out and rebuild what is broken, lay the base coat, broadcast the flake or lay the color, seal it, and then tell you how long before the floor takes foot traffic and how long before a vehicle. Nearly everything that moves the price sits in the first two steps: how much grinding the surface needs, how much of the slab has to be rebuilt, the area to be covered, which system goes over it, and whether the space has to keep working while we are there.
