How We Build A Garage Floor, And What Happens On The Day

A garage coating is only as good as the concrete underneath it. Epoxy is thin and follows whatever it is laid over, so the slab decides the result long before the color does. We start by grinding the surface back to bare concrete. That opens the pores so the base coat can key into them, and it takes off whatever is already on the floor, including old sealers, failed coatings and the oil that soaks into a slab over years of parking on it.

What the grinder exposes decides the rest of the job. Cracks and pitting are patched and ground flat before anything else goes down, because a coating follows a dip rather than fills it. The base coat goes on next, the flake is broadcast into it while it is still wet, and a clear seal coat locks the whole thing in. Most two-car garages take six to nine hours from start to finish, so the work is done inside one day and you get the space back the same evening. We finished a two-car garage in Burbank in seven hours that way.

Choosing Between A Flake, Solid Color Or Metallic Floor

Three systems cover almost every garage we are asked about, and the choice comes down to how much you want the floor to hide and how much you want it to show. Flake hides tire marks and dust and adds grip underfoot. Solid color reads cleaner and shows more. Metallic is a decorative finish that suits a garage you spend time in rather than one you park two cars in. There is a swatch you can look at for every blend we use.

Solid Color Epoxy

A solid color floor is a pigmented base coat under a clear seal coat, with nothing broadcast into it. You get an even, uninterrupted surface, and because there is no flake breaking it up it shows dust and tire marks sooner than the alternatives. Medium gray is the shade most people settle on. We laid one over a 500 square foot garage in La Cañada in six hours.

Flake Epoxy Floors

Flake is what most garages here end up with. Vinyl chips are broadcast into the wet base coat until the floor is covered, then sealed under a clear top coat. That builds a light texture which gives grip and hides the marks a working garage collects. It is also the most forgiving finish over a slab that has already seen some life. We put one over a Santa Monica floor that had years of oil stains in it.

Metallic carries its pigment in the resin itself, so the color moves and pools as it cures and no two floors come out the same. It suits a garage that doubles as a workshop or a room you show people. It is also the least forgiving of the three underfoot and the hardest to put right if it gets damaged, so it is worth being honest about what the space is really for.

What Decides The Cost Of A Garage Floor

The Size And Condition Of The Slab

Two things move the number more than anything else. The first is area, and most of the garages we coat fall between 450 and 700 square feet. The second is the state of the concrete, because a sound slab needs grinding and nothing more, while a damaged one needs patching, grinding again, and sometimes a second pass before the base coat can go anywhere near it. A 680 square foot floor in Shadow Hills needed patching across the back before we could coat it, and took nine hours. The same two questions decide it city by city, and what a garage floor costs in Pasadena starts from a slab that is usually older than the house next door. Where the lot slopes, what a garage floor costs in Glendale is decided at the uphill edge first. Further west the answer is read the same way, and a Thousand Oaks garage is priced off those two questions as well. In Burbank the reading starts earlier, because the concrete has usually been down since the house was built. And in Sunland the bay is often the largest structure on a deep lot, so the area question is answered before the concrete one.

The System You Choose

Solid color is the least involved of the three to install, flake sits in the middle, and metallic asks the most. The other variable is the resin. Polyaspartic cures in hours rather than days, which is what lets us finish a garage inside one day, and it holds its color where an epoxy top coat would slowly amber. We quote against the slab in front of us rather than a rate card, and both the visit and the quote are free.

Where Epoxy Is Not The Right Answer

Epoxy belongs indoors. Under direct sun it ambers over time, so anything outside wants a flake and polyaspartic system built for UV exposure instead. If a slab is not merely worn but genuinely out of level, coating it preserves the problem rather than fixing it, and the floor wants leveling first. And a building that takes forklift traffic and needs safety markings is a different specification again. If that is your situation we will say so, and point you at a patio floor, a leveling job, or a working warehouse floor instead. Driveways, walkways, pool decks and steps are outdoor concrete work and take a different build again.
