
On a slab that has already been coated, getting back to bare concrete is the job and everything else follows easily. Oil leaves first, because nothing we lay will hold across a greasy patch and the spot a vehicle has stood over for years is where a floor gives up soonest. Then the old finish goes. A diamond grinder takes sealer, paint and tired coating back until the same open gray runs from wall to wall, and a bay that has already been done twice can swallow hours before any epoxy is mixed. Cracks and broken edges are routed out and packed level. A saw-cut joint stays a joint and is brought up through the new coating, because one closed off in a single spot only opens again a few feet along. With the concrete open, the floor goes on in three passes. The base is pigmented and worked down into the ground slab, epoxy where there is time to give it and polyaspartic where the bay has to be back in service quickly. Flake or color drops into that base while the material is wet, so the finish keys into the epoxy rather than resting on top of it. Everything then takes a clear polyaspartic seal, and from that point the traffic lands on the seal while the color underneath is left alone. Under a hillside house the bay is often long and narrow rather than square, which alters the staging more than it alters the schedule. Feet are fine the same evening, a car waits a good deal longer, and polyaspartic in both coats is what buys that second wait back.
Base and seal are settled by the time this comes up. The layer between them is the only real choice left, and it fixes what the floor looks like for the next decade. Chips are broadcast into wet epoxy and locked in under the polyaspartic seal. What you get has texture underfoot and grip that survives a car coming in wet. Grinding takes an old finish off, but it cannot undo a repair, and a patched crack or a shallow low spot disappears into a busy blend where a flat color would frame it.
Solid color epoxy hides less than anything else we lay. There is no pattern working in front of it, so a filled crack or a shallow dip stays where you can see it, and on a slab that has already carried one coating that is worth knowing before you choose it. Where the concrete came up clean under the grinder it is the sharpest of the three, running wall to wall without a seam. A bay under the house that has quietly turned into an office or a workshop is where it earns its place, because a flat field reads as a floor rather than as a treated slab.
Metallic epoxy is worked by hand while it cures, the pigment pushed and pulled until the surface carries depth in it, so the result belongs to that one afternoon and cannot be repeated exactly. Some people want precisely that and others would rather know what they are getting, and both are reasonable places to stand. It suits a bay that gets opened up and looked into rather than one holding two cars and the trash cans, and past the connecting door the same three passes go down and the room asks different things of them.


An honest figure needs somebody standing on the concrete. Three things decide it here: how much has to come off before we start, which epoxy or polyaspartic build goes down afterwards, and whether a coating is the right answer for that slab in the first place.
This is the driver that moves furthest in this neighborhood and the one people least expect to hear about. Bare concrete needs one pass to open it up. Concrete wearing a single tired coating needs several, with the extractor running and the diamonds swapped as they load. Concrete that has been coated, patched, coated again and painted around the edges can hold a crew most of the morning before a drop of epoxy is opened. Nothing on the surface can be left in place and hoped over, because whatever stays is what the new floor ends up standing on. Where the slab has dropped rather than worn, lifting it back to level is its own piece of work, and quoting it as a coating is how a number falls apart later.
The materials are a genuine fork in the road rather than an upsell. Epoxy builds thicker for the money and is forgiving over concrete that has seen some life, which is most of what we grind around here. Polyaspartic costs more up front and pays it back in two currencies: it cures in hours, so the bay is out of use for a shorter stretch, and the color stays put where epoxy slowly yellows in sunlight. Metallic asks the most labor of the three, because the pattern is placed by hand and will not be hurried. Which of them we specify comes out of the reading on the slab, not off a menu.
Three situations come up often enough to say out loud. Concrete that was poured flat, has stayed sound and is already clean needs nothing on it, and polishing the concrete itself is the cheaper answer and leaves no film that can chip. Moisture coming up through a slab is the second, and it gets handled before anything covers it, because a floor that lets go a year later is almost always the ground talking rather than the epoxy. And where an old coating failed because water was arriving at the door line every winter, it will do the same to ours unless the threshold is sorted out first, which is a morning of work and not a reason to walk away.
