No coating outlasts the concrete beneath it, which is why the machines come out before anything else does. Diamond tooling reduces the bay to raw slab and carries off whatever has collected there over the years: deck paint, a weekend kit that has begun flaking, sealer left behind by the builder, and oil that has soaked in wherever a car habitually stands. There is more to it than cleaning. Concrete is burnished shut by the power float that finishes it, and epoxy has nothing to bite into until that skin has been cut away.
Then comes everything the stripped slab turns out to be concealing, and all of it is settled before any resin is mixed. Splits are opened along their length, packed and dressed back level so nothing telegraphs through the finished floor. The saw cuts that let a slab expand are carried on up through the coating, never covered over, because concrete denied that movement cracks somewhere you would rather it did not. Where a meter shows water coming up out of the slab, an epoxy barrier is laid first. A poor slab does not put us off a garage. It is priced into the quote you get.
From there the floor goes down in three layers: a colored epoxy base, flake or pigment thrown into it while it is still wet, then a clear polyaspartic coat locking the lot in. A two-car Monrovia bay is usually a job of six to nine hours, so you give up the space for a day rather than most of a week. If the concrete has settled unevenly rather than simply aged, it needs leveling before a coating would be money well spent, and where the slab underneath is worth looking at we can grind and polish it instead of covering it.
Nearly every Monrovia bay we price ends on one of three epoxy finishes, and the honest difference between them is how much daily mess you want the floor to swallow. A real sample exists for every blend, and standing one on your own concrete decides it far quicker than any photograph.
Most bays here end up flake. Colored chips are thrown across the epoxy base while it is still open, laid on until the concrete has vanished under them, and the clear top coat then fixes them in place. What you get is a faintly rough surface that grips when it is wet, and a broken-up pattern that hides the dust, tire marks and dropped wrenches a garage in use collects. If the room does real work, flake is the sensible pick.
Without the chips you are left with plain color: pigmented epoxy sealed under the same clear coat, one shade from one wall to the other. It reads as the tidiest of the three by a distance. The catch is that a flat surface hides nothing, so dust and rubber marks are visible early, and it really wants a slab that ground up well. Warm grays and mid tones are the usual picks. If the bay is doing duty as a workshop or a store room, that single sheet of color is what lifts it.
Metallic epoxy behaves unlike either. Its color rides inside the resin and gets dragged about as the floor sets, so the marbling you finish with is unrepeatable. That is exactly the draw, and exactly the gamble, since nobody can show you yours in advance. It belongs in a bay that gets admired rather than loaded, and a knock in it is markedly harder to blend away than a knock in flake.
Two variables account for most of any quote. Size is the first, and Monrovia bays we tape out are usually somewhere in the 450 to 700 square foot range. Condition is the second, since concrete in decent order needs only grinding, while a slab that has broken up needs cutting back, filling and grinding again before an epoxy base coat could be justified. Put $5 to $7 per square foot against a Monrovia garage, and a working day against a two-car bay.
Your choice of finish moves it as well. Plain color is the fastest thing for us to put down, metallic the slowest, flake in between. So does the sealing resin. Polyaspartic reaches full hardness in hours where an epoxy top coat wants days, and that single property is what returns the bay to you by evening. It also refuses to yellow in daylight, which an epoxy seal will do gradually. Every figure we hand over is read off the concrete itself, not off a printed rate.
